HOW WILL YOU FIND POTENTIAL BUYERS/RENTERS FOR MY PROPERTY?
Together we will talk about what avenues of advertising you are most comfortable with. We can advertise your home on social media sites such as Facebook & Instagram. As well as on the PA MLS database and home sales sites such as Zillow, Realtor.com, my personal site under listings and more!
WHAT PERCENTAGE OF THE FINAL HOME SALE PRICE DO YOU CHARGE?
Typically My commission charged is 6% of the final home sale price. My actual commission may differ based on what agreement we come to when discussing our Buyer/Seller agreement and if there are other participating agents in the home sale transaction. Commission percentage is discussed and agreed upon in our Buyer/Seller contract prior to us working together ensuring a smooth sales transaction with no surprises!
DO I NEED A REAL ESTATE LAWYER AS WELL?
In the state of Pennsylvania a Lawyer is not required to purchase or sale real estate, but you are more than welcome to retain a lawyer to assist you with the process. The Brokerage firm I work for, Bairo Realty assists with the preparation of contracts needed in the sale and/or buy of your home.
WHY DO I NEED A REALTOR?
A realtor is the most valuable asset you can have on your team! I am the one person you can rely on to guide you through the entire process of searching for and purchasing a home. I will make marketing and selling your home a breeze and find a buyer who's willing to pay top dollar for your home. It is the my job to make sure that you are communicated fully with, educated on everything happening from start-to-finish in the process, and to provide a stress-free environment.
Any problems that you have or questions you need to be answered, I will be there for you. My job is to take care of you no matter what, so don't be afraid to come to me for anything you need.
WHAT DOES A TITLE COMPANY DO? WHAT IS TITLE INSURANCE?
Title insurance is issued by a title company. It is a type of insurance that is required by a mortgage company. The title insurance basically gives you the peace of mind that nobody else has a claim to either the land or the home you are purchasing. Title companies do "title searches" prior to issuing the insurance and they guarantee that once you purchase the property, all persons in the past (who once owned the land or home) have signed off on selling the property. This is what is called the chain of title.
HOW MUCH WILL MY DOWNPAYMENT BE ON A HOUSE?
There's no fixed price for a home down payment—rather, it's calculated as a percentage of the price of the home. Your down payment is determined by how you decide to purchase your home. After receiving a pre-approval from a mortgage company you will have an idea of what priced home you'll be able to afford and how much you'll have to put down.
HOW MANY HOUSES SHOULD I LOOK AT BEFORE BUYING A HOME?
Some people will tell you that you should never buy the first home you visit, or that you should view at least 5 homes, or 10, or 20. The truth is that there's no rule for how many homes you need to visit before settling on the one that's right for you. Only you know what you're looking for in a home, and, as your real estate agent I can help you narrow down options and guide you to the home of your dreams.
